FM air-conditioning support
An unresolved fault affects more than the equipment. It becomes your tenant’s complaint, your client’s concern and your next decision.
CIRE provides specialist air-conditioning diagnostics and remedial works for facilities management companies, in-house FM teams, managing agents and commercial landlords. We work with your site contact to understand the history, investigate the problem and define a practical route forward.
Whether you need support with one troublesome system or faults across a property portfolio, the aim is the same: clear findings, an agreed plan and a documented outcome.

What brings us to site
Symptoms guide the investigation. The cause is established through system checks, operating information and the equipment manufacturer’s diagnostic guidance.
Systems running without delivering the expected room conditions, uneven performance between areas or a loss of available capacity.
Equipment that stops, restarts or returns to fault. We review the operating history and investigate the conditions associated with the failure.
Indoor and outdoor unit communication, addressing, sensors and local controller operation, with third-party interfaces coordinated where relevant.
Suspected leakage, abnormal operation or component issues requiring investigation and a defined repair and testing scope.
Condensate problems, pump concerns, restricted airflow and fan operation, assessed in the context of the complete system.
Unresolved installation or commissioning issues, alterations and incomplete records. We identify what can be verified and what needs further investigation.
From investigation to handover
Your FM team and client need to know what was found, what happens next and what the completed works achieved.
Review the reported symptoms, asset details, fault history and previous attendance notes. Carry out relevant checks and explain the findings, including any limitations or further tests required.
Outcome
A clear diagnostic record
Set out the recommended works, required parts, access, isolations and dependencies. Where more extensive refurbishment or replacement may be appropriate, explain the options before you authorise the work.
Outcome
An agreed scope and quotation
Complete the approved work, which may involve component replacement, controls correction, refrigerant-circuit repairs or a wider system refurbishment, subject to condition and parts availability.
Outcome
Authorised works completed
Carry out the agreed operational checks, record the system status and explain any residual issues. Hand over the work completed, test findings and recommended follow-up actions to your nominated contact.
Outcome
A documented return to service, where achieved
A considered engineering decision
A major fault does not automatically mean a new system. Equally, repeated repairs may no longer be the right investment.
We consider the findings alongside equipment condition, service history, parts availability and the extent of the work required. Your proposal gives you a practical basis for deciding what to do next.

Before we attend
Yes. We can agree an investigation scope with your facilities management team and coordinate attendance with your site contact. Send the system details, fault history and any previous reports so we can prepare.
Yes. Recurring faults and incomplete previous diagnoses can be reviewed. Some issues need more than one visit or testing under particular operating conditions; we explain this when setting out the next steps.
That depends on the fault, access, available parts and the authorised scope. The initial objective is to establish the findings and a practical course of action. Further work is agreed with you where required.
Yes. Provide any equipment schedules, commissioning records and service history available. We will review the system and confirm the investigation scope, including any access or information needed.
Attendance is arranged subject to engineer availability, location and the agreed scope. Any response commitments or out-of-hours arrangements must be expressly agreed when booking.
Yes. We can discuss a planned maintenance programme following rectification, based on the equipment and how it is used. Explore CIRE PPM maintenance contracts.
Specialist engineers. A defined next step.
Send the site address, system make and model, symptoms or fault codes, and any previous engineer’s report. Tell us who manages the site and we’ll discuss the attendance required.
