A plan that fits your building.

01 / AT HOME
Domestic properties
Care for air conditioning in houses, apartments, home offices and rental homes. Visits arranged around your household, with straightforward advice on your system.
Planned maintenance for offices, shops, hospitality, schools, nurseries, healthcare premises and industrial properties, shaped around how the building operates.
A useful service reaches beyond the filter. We set out the tasks for your equipment in your quotation, with the agreed work recorded after each visit.

01
Filters, coils & airflow
Inspect filters and heat-exchange surfaces, carry out the agreed cleaning and identify restrictions or any need for a deeper clean.
02
Condensate & drainage
Check accessible trays, drain routes and pumps where fitted, with cleaning and drainage checks appropriate to the system.
03
Operating performance
Review heating and cooling operation, temperatures, airflow and unusual noise or vibration to assess how the equipment is performing.
04
Controls & settings
Review controller operation, time schedules, setpoints and available fault information against the way the space is used.
05
Equipment condition
Inspect accessible pipework, insulation, supports and electrical components for visible deterioration or concerns requiring further attention.
06
Findings & next steps
A record of the work completed, condition observations and recommended actions. Additional work is identified for your approval.
A considered service schedule
The right frequency. For the way you use it.
Visit frequency follows the manufacturer’s guidance, operating hours, environment and equipment condition. These are starting points for a discussion, not fixed packages.
ANNUAL
Seasonal use
An annual programme may suit lightly used domestic equipment, where the manufacturer’s requirements allow.
TWICE YEARLY
All-season comfort
A programme to consider for systems regularly providing both heating and cooling, with visits planned around seasonal changes.
SITE-SPECIFIC
Higher demand
More frequent attention may suit long operating hours, demanding environments or equipment serving important spaces.
Clear from the outset
Know exactly what your plan covers.
Your proposal sets out the equipment covered, planned visits, maintenance tasks and price, along with access requirements and exclusions.
Parts, refrigerant, specialist access, deep cleaning and remedial repairs are separately identified where required. Call-outs and response arrangements are included only where expressly agreed in your contract.
01
Tell us about your property
Share your location, equipment details and current maintenance arrangements. Photographs help if you do not have an asset list.
02
Agree the scope
We review the information, arrange a site assessment where needed and prepare your maintenance proposal.
03
Plan the visits
Agree access and scheduling, then build a service history that helps you look after the system over time.
Your questions, answered
Before you choose your plan.
Can you maintain a system CIRE did not install?
Yes, we can review existing installations for a maintenance contract. We first confirm the equipment, condition, access and service requirements so the proposed scope is appropriate.
How much does a maintenance contract cost?
We quote for your equipment and property. The number and type of units, service frequency, access and condition determine the work involved. Send us a list or photographs so we can establish the next step.
Are repairs included in planned maintenance?
Your quotation defines what is included. Where a visit identifies additional repairs or replacement parts, we explain the findings and agree any extra work with you before proceeding.
Does a maintenance contract include a TM44 inspection?
A TM44 energy inspection is a separate service. If you also need an inspection, we can discuss it alongside your maintenance requirements. Explore TM44 inspections and reports.
What if I do not know which systems are installed?
Start with the property address, an approximate unit count and any photographs or previous service paperwork. We can then discuss an assessment and the information needed for a proposal.
